The Princeton Fund Series was launched in 2012 as a non-bank Lender providing Construction & Development facilities for terms ranging from 6-24 months secured by 1st Mortgage. In 2020, Princeton launched The Princeton Mezzanine Fund and The Princeton Equity Fund.

The Princeton Mezzanine Fund seeks to provide stretch Mezzanine Finance and Joint Venture Loans for projects funded by Princeton Fund Series. The Princeton Equity Fund raises equity to acquire and develop projects in its own right.

George Gadallah

Chief Executive

George Gadallah has been involved in the finance and property sectors for over 25 years. In 2012, George in conjunction with Craig Anderson founded Princeton and the Princeton Fund Series. George is Princeton’s Responsible Manager under its Australian Financial Services Licence. Prior to establishing the Princeton Group of companies, George held various management roles at ANZ and St. George (SGB) between 1995 – 2011. During the period of 2008 to 2011, George was the Executive Manager and Head of Property Finance CBD for SGB.

George is an expert in prudent risk and credit management and his role at SGB included responsibility for his team’s performance in this regard. George holds a Bachelor of Economics and a Master of Business (Finance) from the University of Technology Sydney.

Craig Anderson

Executive Director

Craig graduated from Macquarie University with a Bachelor of Economics and began a career as a Chartered Accountant with Deloitte.

He has postgraduate qualifications in financial planning and investment banking. In his late twenties, Craig discovered that his real passion was property and pursued a path of working for property developers.

Craig combines his entrepreneurial property skills with a conservative risk management approach to deliver superior risk-adjusted returns for investors.

Craig’s wealth of expertise as Head of Funds Management includes launching Princeton’s new diversified Commercial Real Estate Debt (CRED) fund, Princeton Property Income Fund (PPIF).

John (JT) Thomas, OAM KSS

Chairman of Compliance Committee and Credit Committee Member

John (JT) Thomas is a 48-year veteran of the financial services industry and, since 1987, a specialist in commercial mortgage funds. Considered by many to be the father of the modern commercial mortgage fund sector, JT helped establish and then managed – for 17 years – what became the largest and most successful commercial mortgage fund in Australia – The Howard Mortgage Trust – with assets exceeding $3 billion. Under JT’s stewardship, investors never lost one cent of their investments and indeed, investors always received competitive monthly returns. JT was also Chair of the $40 billion mortgage trust industry sector working group.

JT has been proudly involved with Princeton for nine years and sits on both the Princeton Credit Committee and the Princeton Compliance Committee as well as being an advisor to the Princeton Board.

In June 2022, JT was awarded an Order of Australia Medal (OAM) in the Queen’s birthday honours list, in recognition of his years of “outstanding and meritorious service to the community and to business”.

Scott Steel

Chief Financial Officer

Scott brings over 35 years as an accomplished finance professional including 15 years of distinguished performance in funds management and property development. Scott brings a breadth of knowledge across various property acquisitions and the development of residential, commercial, hotel and light industrial assets. Scott commenced his career working in tax and audit for Deloittes specializing in the SME sector.

Scott is responsible for the overall finance and performance of the business including compliance , reporting, strategic planning and information technology. In addition to this Scott has considerable experience evaluating investment opportunities with a particular focus on debt and equity finance structuring. He is also involved in the review, negotiation and approval of financial and legal documents and assists with the settlement of property transactions.

Bryan Boyd

Credit Committee Member

Bryan has held several General & Executive Management roles across lending, credit and operations at GIO, AMP and St. George Bank spanning over 40 years in his Finance career.

He has a strong background in large scale property development finance and brings with him the experience of operating through a range of differing property cycles.

George Young

Head of Development

George commenced his career as a consultant at Savills. His role focussed on developing front end business cases, investment and divestment strategies and master planning studies for public and private clients.

George’s passion for development grew when he joined a Sydney based private developer. As Development Manager, George was responsible for managing a diverse portfolio of developments across New South Wales. Developments within the portfolio included commercial office, multi-dwelling residential, residential subdivision, and hotels.

George strives to create outcomes that benefit the community and broader built environment, whilst balancing the financial returns of a development. George holds a BA (hons) Planning and Property Development from Oxford Brookes University.

Michael Fardoulis

Head of Distribution – Investor Products

Michael Fardoulis serves as the Head of Distribution – Investor Products at Princeton Mortgage Fund, where he spearheads strategic initiatives and drives growth in a dynamic market. In this role, he leverages his expertise to develop and execute distribution strategies, building strong relationships with key stakeholders.

Prior to his current position, Michael held pivotal roles in prominent financial organizations where he played a vital role in expanding the company’s investor base and fostering strategic partnerships. With more than 10 years’ experience in Real estate credit and close to two decades in Wealth Management Michael is well positioned to manage all our corporate and wholesale clients’ needs and transactions.

Peter Kearns

With a rich history spanning over thirty years in the banking and finance industry, Peter Kearns prevails as a seasoned senior manager with an outstanding record of streamlining operations and elevating sales. His expertise lies in commercial property finance including development finance, where he has excelled in credit management, sales strategy, administrative efficiency, and ensuring compliance with industry standards.

Peter has held pivotal management positions in some of Australia’s most reputable financial institutions, contributing significantly to their success. His deep understanding of consumer and retail lending adds another tier to his comprehensive skill set.

Known for his exceptional leadership style, Peter is recognised as a manager who not only listens, but also fosters strong teamwork. His commitment to delivering results is unwavering, coupled with a steadfast commitment to integrity in all business dealings.

Brett Brisco

Head of Lending Distribution

Brett Brisco is a seasoned professional with over two decades of expertise in property and corporate finance in Australia and the United Kingdom. As the Head of Lending at Princeton Financial Services, he leverages his extensive background, including senior roles at Commonwealth Bank, ANZ, and others, to drive innovative solutions and lead teams in structuring finance for property development and commercial investment.

With a Master of Business Administration and Master of Commerce in Property Investment & Development, Brett possesses a deep understanding of complex deal structuring and a strong industry network, enabling him to effectively support clients and drive new business origination in the ever-evolving financial landscape.

Ned Ticic

Head of Capital Raising – Contributory Funds

Ned Ticic has accrued three decades of extensive experience in investments, finance, and lending. His career journey began in the 1990s with notable roles at Westpac, ANZ, and St George Banks, where he specialised in property finance and commercial lending. Later transitioning to financial advising and investments, Ned worked at IOOF Holdings, MLC, and Avant Mutual, catering to a discerning clientele of professional and high-net-worth investors.

Before joining Princeton, Ned was the Chief Executive Officer at NSW Leaders for two years. During this period, he cultivated a robust network comprising accomplished business owners, enterprising entrepreneurs, savvy investors and industry professionals.

Ned earned his Bachelor of Commerce majoring in Economics and Finance from Western University. He further augmented his studies with an accounting major from UTS, a Diploma of Financial Planning at Deakin University, and a Post-Graduate Diploma of Law at Macquarie University.

Hanna Nguyen

Head of Credit Administration

Hanna Nguyen has 23 years of experience in the finance industry, specialising in commercial property finance. Her credit decision-making is based on her extensive understanding of a broad range of lending products, such as property investment, construction financing, land sub-divisions and site financing.

Hanna has gained knowledge in previous credit management roles across Australia’s major banks, including NAB, St George/Westpac and Commonwealth Bank. In these positions, she was a key player in highly complex property financing transactions, providing insightful advice and structuring effective risk mitigation strategies.

Hanna holds a Master of Applied Finance alongside a Master of Commerce (Hons) by research. Her thesis was titled ‘Project Finance Risk Pricing for Australian Lenders’. Before joining the banking industry, she was a part-time lecturer in Principal Finance at Western Sydney University.
